About This Estimate

  • How this estimate is calculated. This calculator uses the average effective total property tax rate for each Texas county based on data published by the Texas Comptroller. The estimate reflects the combined average tax burden from school districts, county government, cities, MUDs, and other local taxing entities. Because actual tax rates vary by your property’s exact location within a county, your final tax bill may be higher or lower than this estimate.
  • 2025 exemption amounts. The $140,000 school district homestead exemption was increased from $100,000 by Texas Proposition 13 in November 2025. The over-65 additional exemption increased from $10,000 to $60,000 under SB 23 (2025). These figures are reflected in this calculator.
  • The 10% appraisal cap. If your home has an active homestead exemption, your taxable value can only increase by 10% per year regardless of market value changes. This calculator uses the appraised value you enter – if your taxable value is already capped below market value, your actual tax bill may be lower than this estimate.
  • Over-65 tax ceiling. Homeowners 65 or older qualify for a school district tax ceiling that freezes their school tax amount at the level from the year they first qualified. This calculator models the reduced taxable value but cannot calculate your specific ceiling without knowing your freeze year.
  • Veteran exemptions. Partial VA disability exemptions ($5,000-$12,000) stack with the homestead exemption. A 100% disability rating results in a full exemption. Surviving spouses of 100% disabled veterans may also qualify.
